Leasing

Yes! Bedrooms are furnished with a bed, a desk and chair, and a built-in closet. Common spaces include living room seating, a coffee table and TV stand, a dining table with chairs, and a kitchen equipped with a stove, oven, fridge, microwave, and dishwasher. These furnishings may vary slightly depending on the unit you choose.
SoCam 290 offers a student-focused living experience, but you don’t have to be a student to live here. As long as you meet our leasing requirements, you’re welcome to apply and make our community your home.
SoCam 290 is proud to support the Fair Housing Act, which prohibits discrimination in housing based on race, color, religion, sex, national origin, disability, or familial status. To qualify, applicants should have a combined monthly income of at least three times the monthly rent. If an approved guarantor is not available, an additional security deposit equal to three installments of rent may be accepted. All applicants and guarantors complete a standard credit and background screening through a third-party service as part of the application process.
An individual lease allows each resident in the apartment to sign their own rental agreement and pay their rent separately. Residents are responsible for their assigned bedroom or bed space, as well as common areas. This means that if a roommate chooses to move out or end their lease, you aren’t financially responsible for their portion.
WiFi, electric, gas, trash removal, and pest control, as well as access to all community amenities, are included in each month’s rent. Monthly water and sewer payments are billed separately from rental installments.
Maintenance
Yes! SoCam 290 has a maintenance team available to assist residents. If you experience an issue in your apartment or a common area, you can submit a request through the resident portal for the maintenance team to address. For details about maintenance hours or urgent concerns, please contact the leasing office directly.
No, you do not need to be present for maintenance repairs. When you submit a request through the resident portal, you’re giving the maintenance team permission to enter your apartment and complete the repair while you’re away. Our team will complete the work professionally and ensure your apartment is secured when finished.
Parents
Roommates are typically matched based on preferences provided during the application process. Applicants may be asked to share details about their lifestyle, study habits, and personal interests to help create compatible pairings. For more information about the roommate matching process and availability, contact the leasing office directly.
Rent is paid through the secure online resident portal. For assistance with accessing the portal or questions about payment options, the leasing office is happy to help.
Before move-in, residents will receive communication from the leasing team with important details, including required documents, payment reminders, and key pick-up instructions. On move-in day, you’ll check in with the leasing office, receive your keys and any additional information, and complete a move-in inspection form to note the condition of your apartment. The team is available to answer questions and help make your move-in experience as smooth as possible.
General
SoCam 290 is an 11-minute walk and a 4-minute bike ride away from the Rutgers University campus.
All apartments come fully furnished, so residents don’t have to worry about buying and moving in furniture. Though each resident’s move-in experience is different, we recommend bringing:
Common Area: Electronics and cables, décor, trash can, trash bags, pots and pans, dishware and silverware, coffee maker, cleaning supplies, laundry detergent.
BEDROOM: Bedding, pillows, mattress topper, towels, toiletries, shower hooks and curtains, trash can, décor, electronics and cables, and anything else that makes you feel at home.
